The Best Way To Handle A Seller’s Market Is With Your Head, Not Your Heart


Do not get emotionally invested in a home, at least until it’s officially yours! Lose the temptation to picture yourself and your family in the home. It’s just a structure that meets your needs, until you successfully buy it. Then, go wild - it IS yours!

Do not go over your budget limit. Before you start looking at homes, sit down with your mortgage lender to understand how much money you can borrow. Determine if your family’s budget is comfortable with the highest loan amount or if you need to lower the amount to stay financially stable. Once you have a figure set, keep this in mind with purchase offers and do not go over it, even when bidding wars erupt.

Do not overpay for the home. Know the neighborhood. Know recent sale prices for comparable homes. Overpaying can mean big, expensive trouble later when the appraisal comes in below the purchase offer price. You might have to pay money out of your pocket, or walk away and lose your earnest money/deposit.
