Before You List, Fix It Up

What will an inspector find wrong with your home? If you hire one before you list it for sale, hopefully little will be flagged as a problem. However, it takes a little bit of organization, planning and a little sweat (or money to hire someone) to get everything ready for a show-stopping sale. Here's what we've learned are key elements—but not an exhaustive list—to address before the buyer's inspector arrives.

Windows—Replace windows/panes if any seals are broken (cloudy glass). Fix or replace broken latches. Check seal around windows to eliminate air leaks.

Doors—Replace hardware that no longer works, eliminate oil squeaks, inspect hinges. Check seal around door to eliminate air leaks. Locate keys for all locks.

Faucets/Showers—Address any leaks or drips. Make sure hot is hot and cold is cold and both work.

Lights—Inspect all bulbs and replace burned out/missing ones; if a switch isn't functioning, repair it.

Outlets—Test all outlets to make sure they work as needed including ones for exterior/wet locations and ones tied to switches.

Paint—Refresh heavily trafficked rooms such as baths and kitchens, hallways and stairways.

Flooring—Professionally clean or replace worn carpeting. Refinish tired hardwood floors. Cracked tiles are an eyesore, so decide if you will replace or attempt repair.

Heating/Cooling/Fireplace—Have each system professionally cleaned and inspected.
